The construction of a new building or an addition to an existing building will require a review of the proposal for zoning compliance prior to plan review. This review will first verify for permitted use for the zone in which it is located then for the bulk requirements of that it meets the minimum front, side, rear and lot area to name the basis requirements.
Any proposal which is of a commercial nature would need to be considered for a site plan approval before the Planning Board. Those proposals which are not permitted in the respective zone will have to be presented to the Zoning Board of Adjustment. Also any residential proposals which do not meet the minimum bulk setbacks would have to appear before the Zoning Board of Adjustment for consideration of approval and relief from the variant items necessary to build the deficient proposal.
