Post Office Redevelopment Project Timeline
On Wednesday, April 9th, the Board of the Maplewood Village Alliance unanimously approved the current design of the mixed use building to replace the post office (see renderings). This approval came after a collaborative process of almost 20 hours of meetings and negotiations between the developers, the Village Alliance's Post Office Design Review Sub-Committee and the Township. The developer's selection of final construction materials and signage will similarly need approvals by the Village Alliance.
In 2011, the Township commissioned a planning firm, Phillips Preiss Grygiel, LLC, to address the existing land and potential land uses for three Township-owned properties in the heart of Maplewood Village. The United States Postal Service's retail and sorting facility occupies the largest of the three parcels, whose combined area is .76 acre. The remaining adjacent lots consists of surface public parking. The Postal Service's fifty-year lease with the Township was due to expire in November 2013, and the Township needed to consider alternative uses for this prime land. Phillips Preiss Griegel's

The Township held three widely-publicized community meetings specifically to open up the dialogue on the residents' and merchants' ideas and concerns related to these parcels. Extensive summaries of these meetings may be accessed here. The Post Office Redevelopment Plan is the product of input from residents and business owners garnered from these community meetings, as well as Planning Board and Township Committee meetings over an 18 month period.
The Planning Board approved the Post Office Redevelopment Plan on July 9, 2013. The Township Committee adopted the Plan on July 16, 2013.
The Township issued a Request for Qualifications/Letters of Interest & Design Concept for the Maplewood Village Post Office Rehabilitation Area (RFQ) to developers interested in the project on July 22, 2013.
The Request for Proposals (RFP) was issued on November 1, 2013 to the three developers still under consideration for this project. The RFP can be accessed here.
